This FAQs are originally come from the interview between Let’s Move Indonesia and us back in 2016. We see the need that this FAQ should be updated so it will be still relevant on 2018.

Q: How long have you been designing and building homes?

A: Sunggiardi Construction as a family business has been around since 1960s. What makes us unique is some of our workmen have been working with us since my father’s era, some are from my grandfather’s!

Q: What do you think are the benefits of designing your own custom home rather than buying one from a developer or other person?

A: Well, for a start, We see our client as an unique entity. Some people want a larger bedroom, others a larger dining room, some people love the idea of a walk in wardrobe where as some would rather have extra bathroom space. Ultimately if you buy from developers or other people, you might have to compromise.

We also found that every culture have their layout preferences. Take example for kitchen. Some culture like to have two kind of kitchen, the other one like to have a borderless kitchen-dinning room, There is also some culture who like to have an open kitchen at the back of the house. Usually Developers design the layout based on their target market. And it might not be you.

If you have a house designed only for you, You might have a home which support your lifestyle. Custom home in our view must be in flow with your activity from the moment you wake up in the morning until you get back into bed at night.

Q: Are there any disadvantages of building a custom designed home?

A: The most obvious thing is cost. Custom houses are relatively more expensive than developer ones. Especially if you want to live in the city and do not have a land yet. Today, Developers rarely sell vacant land, while existing land price are expensive. Other alternative is to buy an old house and demolish it. Either way, there is additional cost for land procurement.

But make no mistake. If you buy new houses from developers, they have a marked up land price too.

Q: If we were to buy a home from a developer can we get them to make amendments, so it is designed for our needs?

A: Mostly no; because developers do many home building at once, and they have deadlines for hand-over. If they agree to every amendment, they will likely not deliver on time and on quality.

You might do additional work after hand over (and trust me, you will) but developer usually forbid to change the front facade for 10 years and doing major changes as structural will be more complicated.

Q: So how long does it take to build a custom house?

A: This is heavily dependent on the scale and complexity of the project. Usually it takes around 10-12 months excluding the design phase.

Q: With so many contractors out there, why we should choose you?

A: First, more than 80% contractors are no longer in business in next 3 years. And only 4% of contractors

survived more than 10 years. We have been in service for more than 40 years. So you can expect us to have better chance surviving.

Second, We are confident to serve in construction business because we had qualifications backed with engineering academic background which provide knowledge to make a safe building. We are living in “natural landmines”; the earthquake, which can be occurred anytime. With our design, we guarantee you that while in our house, our structure will not bury you alive during quakes.

and the most important things is our service is personalised one. We makes construction as if you are expecting a child. It should be a combination of nervous, excitement, and happiness. Not only nervous, and stress out.

Q: What about the price? How much does it cost approximately?

A: For a modest home with excellent workmanship and first class materials, it will start around 8 million Rupiah per square meter built area. This exclude furniture and chandeliers. The cost will be increase significantly if using marbles and wooden panels for doors and windows

Q: 8 million rupiah seems a lot and we have spoken to other contractors who can do it much cheaper, why is that?

A: First, We want to be around for our current customers on next 50 years. So if they have problems, we can still help them. Even electronics have one year warranty, but not all contractors are available for call even 3 months after hand over. Our contract consist of up to 10 years warranty for structural failures, mechanical-electrical failures, and leakages.

Second, Some contractors may reduce the cost of the project to get the business initially and ask for more money later in the project under the disguise of ‘additional work’. So always have that in mind and tell your contractor to give you all costs upfront.

And Third, we not only provide you with build only service, but a service to increase your overall quality of life because of your home.

Q: Developers value their homes significantly cheaper than 5 million Rupiah per square metre, why is that?

A: As I mentioned earlier, they build everything in bulk, usually 40-50 houses at a time, generally providing a 20% discount on all materials. This allows them to sell for less. And their material is usually not the first class. Usually a entry level product who wants to penetrate the market.

They also press their contractors to have less profit, which in turns make them hire cheap labours and sacrifice in quality.

Lower class materials plus cheap labours. Who is sacrificed here?

Q: Is there anything we should know about custom building ?

A: Well, we come from a contractor background and we do not have architects in house yet. But we have been collaborating with some Architectural and Interior designer.

However, design is about taste. Our taste might not satisfy you. So, if you really want to have a luxury home which you can be proud of we can assist you to choose and hire renowned architect to do the design It will add cost approximately 300.000 – 1 Million Rupiah per square meter, But you will not regret it.
